Building damage: when repairs change the picture

Signs of damp, damaged glazing or deterioration in a stairwell can change quickly. After cleaning or repairs, it may be difficult to recover a clear picture of their original appearance. A bailiff’s report preserves a written and photographic record.

Repairs also change what can be observed

A repainted wall no longer shows the same marks. An emptied room no longer looks as it did when occupied. Even an entirely ordinary intervention can make the previous condition difficult to reconstruct. A report preserves a record of a particular moment.

The detail and its context

A close-up photograph shows a mark or crack. A wider view helps the reader understand where it is and what surrounds it. Together in one report, these observations remain understandable to someone who was not present during the visit.

The report can also record the general condition of the floors, walls, equipment and fixtures concerned. This gives the observed damage a context beyond a series of close-up images.

Making the file easier to discuss

A property manager often deals with several people: the owner, tenant, contractor or insurer. An organised report lets everyone refer to the same observations, without having to piece together the situation from scattered messages and photographs.

Entrusting the record to a judicial bailiff brings an independent perspective. It also gives the property manager a task that can be delegated while retaining a clear document to share with the client.

Describing facts without interpreting them

The report records what is visible at the time of the visit. It distinguishes observations made on site from explanations given by those present. A stain or crack can be described precisely even when its cause is not yet known.

This distinction helps establish the facts before discussing what happens next. A technical professional can investigate the cause if needed. Urgent measures to make the premises safe or limit damage naturally remain the priority.
