Property condition reports in Geneva: why use a judicial bailiff?

Handing over an apartment or commercial premises is an important moment for both the owner and the occupant. A condition report describes the premises at that date and preserves a reference for the future. A judicial bailiff brings an independent perspective to this process.

Even when everything is in good condition

A condition report is more than a list of defects. Fixtures in place, an empty room or an item of equipment can also provide useful reference points. The report preserves what was observed, including when there is no particular damage to record.

A description that can be consulted later

Floors, walls, doors, equipment and fixtures are recorded within the agreed scope. Photographs and written observations complement each other: they show the general condition of each room and the details worth retaining.

The report remains useful after the keys have been handed over, particularly when a question arises later or someone else takes over the file. It allows readers to return to the condition observed without relying solely on memories of the visit.

Support for property managers and owners

Arranging a visit, recording the premises and preparing a report takes time. Entrusting the assignment to the office allows this work to be delegated while providing a structured account. For a property manager, it can make a handover easier to manage and provide the client with an independent record.

The assignment may concern a home, offices, a shop, a cellar or common areas. It can suit a one-off visit or regular needs.

A factual basis for calmer discussions

The bailiff records the facts without taking sides between the owner and occupant. This makes it possible to discuss specific, illustrated observations rather than general impressions.

The report does not, on its own, decide who should pay for a repair. It gives those involved a clear basis for understanding the condition of the premises and considering any questions that may arise.
